Our house is located in a residential community. Our neighbors live here full-time. We ask that you respect our neighbors privacy and lifestyle. + Quiet hours are 10 PM to 7 AM RESERVING GUEST + REGISTERED GUESTS + Reserving guest must be 21 years of age or older to reserve the home and must provide government issued ID. The reserving guest is responsible for communicating all rules to the registered guests. + Reserving guest must provide a list of each guest over the age of 18. These are the registered guests. No unregistered guests without prior approval. HOT TUB + Maximum of 5 guests may use the hot tub at any given time. + The bromine floater must stay in the hot tub to maintain the pH balance. Please do not remove or put in the filter section. + Please rinse in the shower prior to entering the hot tub to ensure a clean hot tub. + Absolutely no food or drinks are allowed in the hot tub. + If hot tub requires a drain and refill due to excessive dirt, broken glass or products not suitable for hot tubs, guests are responsible for the $400 fee. NO PERMANENT RESIDENCE + Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property.

CANCELLATIONS Cancellations before 30 days of arrival will receive a refund of monies paid, less a booking fee of $100. Cancellations within 30 days of arrival, late arrival, or early departure receive no refund. If your dates are booked by another party, we will gladly refund the nightly rate that the new guests paid minus any additional booking platform fees. No refund will be provided for nights that we were not able to rebook. All cancellations must be in writing and are irreversible. I highly suggest purchasing travel insurance to protect yourself against unforeseen reasons for cancellation. PAYMENT + FEES We require 50% down upon booking your reservation and the remaining balance is due before 30 days of arrival. If the booking stay is within 30 days, the full payment is required upon booking. Cleaning Fee: $285 Management Fee: $75 Processing Fee: 3% Security Deposit: A $300 Security Deposit hold will be placed on your Credit Card 3 days prior to your arrival and will be released within 48 hours after your departure as long as no damage was incurred by the guest. NATURAL DISASTER & UNFORESEEN CIRCUMSTANCES There are no refunds for natural disasters, inclement weather, unexpected sickness, or other major events that are out of our control. Do you have a minimum night stay? During the week, we offer 1-night stays, weekends our minimum stay is 2 nights and on holidays a 3-night minimum. Our house is located in Centennial, CO near the Denver Tech Center - approx. 20 minutes to Downtown Denver. We are approx. 35 minutes from Denver International Airport. What time is check-in and check-out? Check-in is at 4pm on the day of arrival and 10am on the departure day. How does check-in work? Do we need to go somewhere to get keys? You won't need to go anywhere to pick up or drop off keys. 24 hours before your check-in in you will receive your keyless entry code. The house is stocked with everything you will need for a comfortable stay, including the following: Linens: All bedding, pillows, and towels. Kitchen Essentials: We provide a starter supply of paper towels, trash bags, and dish soap. We also provide all utensils, cooking utensils, knife set, plates, bowls, cups, pots and pans, microwave, air-fryer, gas stove, toaster, gas grill and grilling utensils, and a full-size refrigerator and dishwasher. There is a Keurig Coffee Duo Machine with a starter supply of coffee pods, as well as a French Press. We also supply salt + pepper, a variety of spices and grilling rubs, and cooking oil. Bathroom Essentials: toilet paper, tissues, hand soap, shampoo, conditioner, body wash, and a hair dryer. How far is the grocery store from the house? We have a Safeway and a Sprouts within a 5-minute drive from the house. Do you allow smoking in the house? There is NO SMOKING or VAPING of any kind inside or outside of our house (this includes cannabis). If we find that you have smoked in the house, there will be a minimum $400 fine charged. What if there is a natural disaster, sickness, inclement weather, or unforeseen circumstance that affects our stay? Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be responsible for the weather or any other unforeseen circumstances or sicknesses that may affect your stay. Do I need a 4WD vehicle to access the cabin? We are in the city region of Colorado so our roads are usually plowed appropriately during snowstorms. During the winter months, a Four Wheel Drive or all-wheel drive with good tires is highly encouraged! How do you handle snow removal during the winter months? We have a plow service that plows our streets after 4" of snow accumulation. Shoveling service is not provided, but we do have a shovel on-site that you are welcome to use, if necessary.
